Highest and Best Use
I am frequently asked to describe the mission and skill set of MidCity. We say “we have vision,” “we are innovative,” “we can execute,” etc. Those are all true but one term, “highest and best use” seems to say it all to me. This somewhat academic term focuses on the potential changes to a property and if those changes are 1) financially feasible and will yield the highest risk adjusted financial return, 2) physically possible and 3) legally allowable (currently zoned or rezoned). For our own properties or in an advisory role, we excel at bringing properties to their highest and best value.

5616 Peachtree Road

The Grove at Towne Center
MidCity’s second public-private town center development, The Grove at Towne Center has created a new 18-acre city center for Snellville, GA, a mature suburban city in the heart of Gwinnett County. MidCity’s partner CASTO, along with the City of Snellville and Gwinnett County, have delivered nine (9) new buildings and a 750-parking space parking deck. Buildings include The Tomlin (288 Class A apartments), Elizabeth H. Williams Gwinnett County Library, Thrive | Coworking, Northside Medical Snellville, The Market Building and 25,000 SF of restaurants and shops. The $100M+ project fully opens in 2024.

Founded in 2009, MidCity Real Estate Partners acquires, repositions, and develops office, retail, and mixed-use properties. Through MidCity Realty Corporation, an affiliate real estate brokerage company, MidCity offers a full range of advisory services.
MidCity is the successor company to The Griffin Company, a 35 year old full service commercial real estate development and construction company headquartered in Atlanta, GA. MidCity retained all key personnel including Kirk Demetrops and Roger White. Kirk Demetrops, President of MidCity and former President of The Griffin Company, led the acquisition and development strategy of The Griffin Company from 2001 through 2009. A key component of the strategy was a fundamental shift to redevelopment and mixed-use development to meet the market demands and the demographic shift to urban, suburban/urban markets and town centers. Today, MidCity continues with this strategy.
