I am frequently asked to describe the mission and skill set of MidCity. We say “we have vision,” “we are innovative,” “we can execute,” etc. Those are all true but one term, “highest and best use” seems to say it all to me. This somewhat academic term focuses on the potential changes to a property and if those changes are 1) financially feasible and will yield the highest risk adjusted financial return, 2) physically possible and 3) legally allowable (currently zoned or rezoned). For our own properties or in an advisory role, we excel at bringing properties to their highest and best value.

MidCity Real Estate Partners, with partner Anchor Capital Partners, renovated an existing industrial building into an adaptive re-use / creative loft office project. The 36,500 SF building delivered 2nd Quarter of 2020. Winter Construction relocated their corporate headquarters from 191 Peachtree Tower and occupies 52% of the building. Downtown Chamblee is rapidly emerging as a highly desired corridor of office tenants seeking walkability, 24-hour activity, mass transit and superior access to the region.

North Place

Mixed-use project located on Barfield Road at Mt. Vernon Highway and GA 400 in the Central Perimeter submarket of Atlanta, GA offers a pad-ready zoned office site for 290,000 SF, including ground level retail. Buildings can be purchased or leased. Buildings offer prominent building signage available from GA 400 (200,000 + Average Daily Traffic). 141 Room Aloft Hotel by Marriott, under construction, delivers 2022.

The Grove at Towne Center

The Grove at Towne Center

The 18-acre project will create a walkable downtown for the City of Snellville. MidCity Real Estate Partners, with partner CASTO, is developing project through a public-private partnership with the City of Snellville. Phase I, construction commencing 1st Quarter of 2021, will include 250 Class A apartments, new Gwinnett County Library with 2nd floor City Community space, a specialty Market Building, Restaurant/Retail/Office buildings, and The Grove town center park. Bound by Wisteria Drive, Oak Road, North Road and Clower Street between Hwy 124 and Hwy 78, the project will begin delivering 3rd Quarter of 2022.

Founded in 2009, MidCity Real Estate Partners acquires, repositions, and develops office, retail, and mixed-use properties. Through MidCity Realty Corporation, an affiliate real estate brokerage company, MidCity offers a full range of advisory services.
 
MidCity is the successor company to The Griffin Company, a 35 year old full service commercial real estate development and construction company headquartered in Atlanta, GA. MidCity retained all key personnel including Kirk Demetrops and Roger White. Kirk Demetrops, President of MidCity and former President of The Griffin Company, led the acquisition and development strategy of The Griffin Company from 2001 through 2009. A key component of the strategy was a fundamental shift to redevelopment and mixed-use development to meet the market demands and the demographic shift to urban, suburban/urban markets and town centers. Today, MidCity continues with this strategy.
